When looking for a real estate agent to either sell or buy with, it’s important for you to feel a connection with that person. A good agent will listen to your requirements, ask questions and strive to get a feel and deep understanding for what’s important to you.
You must feel confident and secure with the person you have chosen to act as your real estate agent when marketing your special property.
Selling
The important thing is to get you the best possible price for your property in the current market.
Together we decide the best method of sale and advertising options best suited to you, your property and budget. Weekly written reports for the vendor in my opinion are a crucial and vital part of any selling campaign. They will provide you with relevant comments from the property buying public that will enable you to make an informed decision. I will personally call every person to compile that information for you. It can contain the “Good” the “Bad” and the “ugly” there are no secrets. It is important for you to know and understand what the property market is saying.
Buying
If it’s school zone that’s a priority, or central location, perhaps just wanting a good investment, whatever your reason I will listen and together we will find the perfect match.
Selling tips
When listing your property it’s important for you to have a “realistic” understanding of your property’s value. This way you can avoid realestate agents that give over inflated price opinions, in other words “buying the listing”. Some agents will excite you by expressing your property has the potential to fetch more than the market is willing to pay, this can cause great disappointment and anxiety to the vendor. The key is finding the right person to pull the main ingredients together that can sell your property for optimum price.
Buying tips
The old saying “buying the worst house in the best street” is still a goodie. However, not always available when you’re ready to purchase. It is said, if you find 75% of what you’re looking for in a house it could be the one for you. A builders report on any property is always advisable and in my opinion more important than a valuation, legal advise is always encouraged.
