    We're thrilled to embark on our 10th project together with one of our valued clients! This latest development marks another milestone in our journey of collaboration and trust. The development comprised of 44 townhouses located in premium inner city suburb in Christchurch . We tailored a flexible solution to meet our client's unique needs - the loan facility was provided with no pre-sales, no QS appointed to the project, and no fixed price construction contract in place. The facility was also structured to allow for interest-only repayments, which is unusual for a development facility this scale, but was a priority for the client who wanted to have flexibility with cashflow. Big thanks to our incredible client for entrusting us once again to bring their vision to life. Here's to many more successful ventures together! 🙌

    The RBNZ is proposing new DTI restrictions on mortgage lending to ensure financial stability and to support a sustainable property market in New Zealand. For investors, it's proposed that a limit of seven times income will apply for bank lending. The impact of this is expected to be limited, as banks are currently lending within these limits, and banks can still write a certain percentage outside of these limits. Also, developers may actually benefit from this as new builds are exempt. Understanding these changes is crucial for informed investment decisions.     Our loan terms range from a minimum of 3 months to 12 months. In some instances, if a longer term is needed, we can look to extend the term of the loan to enable the project to be completed. When establishing a loan facility, we already recommend taking a term that allows for some contingency or delay to your development program.
